How to get clients for a commercial cleaning business
Commercial cleaning is won locally and re-tendered often, which suits outbound better than most trades. The work is knowing which buildings are in your area, who decides, and when their contract is up for review.
Pick the buildings you want more of
Offices, medical practices, gyms, schools and light industrial units have different hours, standards and budgets. Choose the kinds you service best and brief for those, rather than for every business near you.
Find the person who signs
In a small business it's the owner or office manager. In a clinic, usually the practice manager. In a multi-tenant building it's often the managing agent rather than the tenant. Ask for that role by name, not an info@ address.
Time it around change
Moves, openings, refurbishments and fast hiring are when contracts get looked at again. A clinic announcing a second site is a better lead this month than ten offices that are happy with their cleaner.
Check the email rules where you sell
In the US, CAN-SPAM allows B2B cold email with a working opt-out. In the UK, limited companies can be emailed with an opt-out, but sole traders and partnerships are treated like individuals. In Germany, commercial email usually needs prior consent even between businesses. This isn't legal advice, so check the market you're contacting.
